Development Criteria:
- Type: Opportunistic self storage or multifamily apartment buildings including land to develop these assets
- Number of Units: 10-150 residential units 50-800 self storage units
- Expected Return: 15-25%
- Deal Size: $500K-$20M
- Opportunity: Poor management / cost inefficiencies, rehabilitate, adapt for reuse, new development, undervalued, below market rents, RUBS system potential, minimal turnover, subsidized units
- Upside / Value Add: Coin laundry, additional lot space to develop, advertising potential, amenities and miscellaneous income potential
- Structure: Partnership, direct investment, mezzanine, joint venture
- Hold Period: 5-15 years
