- Number of Units: 10-150 Residential Units, 50-450 self storage units
- Expected Return: 15-25%
- Deal Size: $500K-$20M (Depending on unit mix)
- Opportunity: Poor management / cost inefficiencies, rehabilitate, adapt for reuse, new development. Undervalued, below market rents, RUBS system potential, minimal turnover, subsidized units
- Upside / Value Add: Coin laundry, additional lot space to develop, advertising potential, amenities and miscellaneous income potential
- Structure: Partnership, Direct investment, Mezzanine, Joint Venture
- Hold Period: 5-15 years
